For a beginner...give this book a chance

This was the first real estate investing book I have ever read. Let me tell you...This book pumped me up. I was so motivated to start investing that I immediatley read three other books on investing. In my opinion, he really gets the "creative juices" flowing. Are there many details and how to's in the book? No. However, he does give you the big picture which is all you really need to get started. After I read this book, I made about 100K on a little condo by the beach. I learned many things along the way...but this book at least got me motivated, gave me some simple ideas, and got me off to a good start. If you want some more details take a look at some other books. But to get started....hey why not...read this book. Oh and by the way, he will try to sell you a newsletter..who cares? The guy know how to make money, so i think you should listen. Good Luck

Motivation. Not How-To

This isn't exactly a step by step, how to buy, what to say word for word kind of book. I see people scan the book, look for five minutes on the internet for apartments, houses, etc, and find nothing. It takes more than that, so these same people disagree with the book and go on living from paycheck to paycheck, hoping to win the lottery. For me, after reading the book, I found the motivation to get in my car and stop by a few banks and insurance companies to ask if there are any apartments buildings or multi-family housing complexes for sale in the area. As simple as this, I will get my list of buildings that I want. I know that at least one is what I want. I make a phone call to the bank, later, we have a meeting at the building. Is this more step by step that you want? I throughly enjoyed the book and it has pushed me just enough to go flying through this venture easily. My next letter will include the facts of what I did and it is going to be sent to Mr. Hicks. Don't expect to know exactly what to say and who to call, that's your job, else this book would have cost much more. It's just a book of hints and tips. Mostly, it is a guide. I read it in 4 hours. Everything was useful. I'm buying two more by the author tonight.

I loved it !!!

I an 32 years old and I read this book 2 months ago... I bought my first no-money-down apartment building 6 weeks after starting the book.He didn't re-invent the wheel. He has a good way of presenting information and methods for becoming a real estate entrepreneur. I did not subscribe to his other products as I felt that I did not need to. It did not aggravate me that he was self-promoting his services. All of the other reviews make me laugh... they are all frustrated by the author... He is a rich entrepreneur and of course he will promote his other services. That's what makes him succesfull and that's what makes some of the reviewers jealous. All I have to say is: this is a tool for those who want to take control of their financial lives. I didn't stop myself at just this book... I also read "Multiple streams of income". I really did my homework and I wasn't expecting the authors of those books to answer EVERY question.... but did they ever wake me up!!!!!!!!Go a head reach your full potential!... and don't be scared.Cheers...

This book does have lots of good info!

Sure, the book does have lots of shameless plugs in it, BUT just look past them and you'll see loads of good information. I suspect most reviewers were not able to do that.If your a beginning wealth builder with little raw cash on hand, this book shows you how to start small in real estate using borrowed money, ignoring the temptation to buy expensive property at first, and then grow quickly from there. The book is all about making money using real estate that is income producing and not income reducing. The author tells you to research the property well before purchasing. This way you can be making money the same day you take over. To make money in real estate, the author explains, you'll be using, like it or not, borrowed money. He list ways to buy income producing real estate with 100% financing. Lots of times, the only way to get the property with no out of pocket cash is to be creative. You'll have to come up with ways to do this that will fit your situation, but the book does give examples. The main point to remember is that it is possible to buy income producing real estate, a la rental property, that is well located and is not vacant with no cash using other people's money. You only need to be smart, creative, and have a strong desire to one day be filthy rich.

Packed with specifics - a great step by step How-to guide!

When I read some of the reviews below, I thought to myself, did these people read the same book I did? This book is fantastic! From the very first page it was filled with specific and practical information... yes, the author offers additional services, such as a newsletter that he recommends people subscribe to, but what's wrong with that? If it's half as good as the book, the newsletter would be great! I intend to subscribe! Ignore the negative reviews...some people don't appreciate the fact that the information is right there in front of them. I guess they feel that the author should come and do everything for them!
