I have read many (15+) advisory books on home buying, home selling and real estate investment. Almost all of those books fall short in one area: how to effectively deal with your real estate agent - the very person who can make or break your deal. Authors usually talk about location, pricing and rehab tips. Among the few authors who actually mention how to select a real estate agent, they devote no more than one page to the subject. The tips are usually too general and not very useful, like getting a top-producing agent, someone who has a billboard ad off the highway, etc. I followed all of these "tips" and was still disappointed with the performance and knowledge of many agents. Not to mention that some agents are down right unethical in their practice.By contrast, Iversen devotes his entire book exposing how real estate agents really work and covers in great details the violations of the industry's ethical standards by agents. Iversen gives great tips on how to "manage" your real estate agent so that either your agent's performance lives up to your expectation or you know it is time to fire your agent before it is too late. Iversen is himself a seasoned real estate agent.
