This book is a first step. Sussex County, Delaware is growing. Safe affordable housing for the local population is in short supply. This first step is recognizing that we have a problem, and beginning the conversation we must have as a community to solve it. The goal is to provide background information and inspire the public, the community, to understand that it is up to us, the citizens and residents of Sussex County to create solutions. Government efforts to help developers create "Workforce Housing" has come up short. Developers are motivated by profit. The formulas regarding workforce housing assume that an increase in density solves the problem. The rules involved make it nearly impossible for the system to work here, in the market as it is today. This first step is a cheer leading session. New additions will expand upon the necessary roles and methods we can utilize as investors and mentors to create safe investments which are safe rental opportunities in neighborhoods throughout the county. This first conversation is relatively brief. It will grow into a much more detailed plan. Edition 1, Volume 1 is something to hold in your hand and share. Those who care to be involved, as tenants, mentors, owners and agents will have much to add to the conversation. We will begin the conversation with this question, "What can I do to help you help them?"Let's figure it out!We add 2,500 tenants to our community every year. It is incumbent upon us as a community to provide housing opportunities for those who work here, and reduce traffic, expand opportunities and provide peace of mind.We must find a way for the private citizens to take the chance as landlords on our neighbors, and for our neighbors to step up their game to reward them for doing so by being outstanding tenants.We all have our things to deal with in life.Together, we can solve some problems and avoid many others.Together, we must figure it out.What can be more fun?
