THE book on buy and hold real estate investing

This book is the most down-to-the-nitty-gritty real estate book I've ever read. If you have questions about how to properly acquire and lease out a property, this book has the answers. The last 50 pages are all templates of checklists and contracts, so the reader knows exactly what right looks like. Not a particularly fun read, but one that teaches more than any real estate book I've read.
