This is an excellent book which covers many areas; such as,the mortgage market, legal aspects, permanent financing,construction financing, leases, property valuation, incomeproperty valuation, REITS, regulations and creative financing.For instance, REITS are profitable due to safety, overallprofitability and tight money which causes money to migrateto REITS. Risk factors are competition, fixed expenses and theoperating history. The author explains income propertyvaluation by first estimating gross income and operatingexpenses. The author provides creative financing techniques;such as, joint ventures, the wraparound mortgage, the ballonloan, variable interest rates and the separate financingof land and buildings.This book has a wealth of investmentinformation. Some of the techniques are subject to re-evaluationdue to the regulatory environment. Overall, the book is a goodinvestment for consumers/investors.
